Yes it would be a wise move, it is too precarious as it is. One grows older and one has to think of the future. Try not to be so generous, folk soon forget🌺.

Good luck with that house search - you've probably already thought of looking for a place with a mother-in-law apt. attached so you could help your friend if needed or get renters to cover part of your mortgage.
