Can you put stone tiles in place of the wood?

At least you will not have to journey back and fro. 

Tough about the house, sadly labor is so expensive but I expect all your pets are

not going to worry about that. Always nice to hear how you are making out  did the

Dahlias bloom ours are struggling because of the drought, I told Archie  to save the

best ones as a hose pipe ban is imminent.

The vision of a muttering bird is quite hilarious. Your home  as you describe it sounds like a happy and active one. As for the loss of your friend, I send my deepest condolences.

Sorry for the loss of a friend. 

I don't know if you have something similar in Canada, but here in the US there are stores that recycle building materials. That might be a solution for your gallery woes, much less expensive than new wood these days!

It's all good, except for the floor. I hope you can find a competent contractor who won't charge you 3-months' pay to fix it.
