This entire ordeal sounds like the comparison I like to present using a visit to the dentist! It's something you have to go through, but the best part is when it's all over! And I just can't keep up with all of these damned shootings! It doesn't seem like there's any end in sight, and yet the powers-that-be still refuse to regulate any form of gun control! Amazing . . .

Look at carpet stores that sell remnants if you don't need a big piece...that's what we bought for the room for my son's....a lot cheaper....good luck on getting in to clean and ready it before moving in to the house

Soon now (hopefully) you will be busier than a one-armed paper hanger (an old favorite expression of my B I L)...man, I thought Detroit was bad for homicides but it is serene compared to Chicago...

I hope you can get that process going and get in there soon!  Since you have knowledge of real estate, maybe you could think of who to talk to.  Hope you get it done to your liking!!  That does look like a property worth striving for and I am glad it is going forward.

when my house was closing they wanted me to hire a professional to go clean it, I told them no but I did have my SIL mom go and clean it and get things out that were left behind.   They had to change the locks 3x to keep the young men that had lived there out.  You are so cleaver if its laminate flooring is suppose to be easy to install, try it you and your brother probably could do it or hire a handy man like I did Home Depot was twice the amount that I paid to have mine done.  Good luck
