That's all you can do. And hey, sometimes, when you want certain things, you just have to pay for them! As long as the end result is what you really wanted! And going from a "lighthouse theme" to a "sports theme" sounds about as drastic a change as you could make! Go for it . . .!

Waiting is never easy.  I am impressed that you plan actual themes for rooms, I tend to just buy paintings and hang them where the light is good, regardless of theme

House first,would be my thought.  There are amazing calendar pictures to be found in a pinch.  I love the 1$ calendars I get from the Dollar General.  Soon you will know, in a few weeks it will be settled.   I used to frame the Autistic adult's artwork with mat  frames from Walmart, although I guess the size might not be anything you could get there.   As far as that goes, who has to have a frame anyway?

Think carefully Sam, you will probably live to be 90 plus. you will need that pension more than a nice display on your walls. You have all the time in the world, just grab the house as soon as you can. I had OCD it can be cured.

You are all so artistic! Even my Japanese DIL, who bought all shapes of pasta, glued them to a pretty piece of painted paper, wrote their names under them in a nice script, then put glass and a frame on it. Beautiful, original! It's hanging in her kitchen. Now you do it with calendar pictures. (My first game is Sat afternoon - Senators vs Winnepeg. Then the Habs vs Leafs Sat night. Bird must be smiling.)

Have you looked in Wallys World or the dollar stores. They have really inexpensive frames. I know not what you wanted but maybe for a year or two....
