I have an agent who I trust very much, I know it will mess my credit but if I am happy where I am that shouldnt be a problem

This is good news! I went through a short sale a couple of years ago, and it does take some time to sell! The best thing you can do for yourself is to get a good agent! I had trouble in the beginning and it delayed the process! The agent will get their money from the bank for the sale, so get it off your hands as soon as possible and do everything you can to avert a foreclosure because it will lower your credit score dramatically and make things difficult for years to come, at least 7! sam
