You are right. Is there any other type of business the area could use that you could make use of in that location to make it productive?

I agree one can only look at the small stores, they keep closing. Even the Woolworth type smaller versions cannot make it.

I don't do much highway driving, don't stop at convenience stores,

but I see folks who go out of their way to pick up a Big Gulp 64 oz. Pepsi and an order of wings on their way to The Center.  I think you may be onto something in this instance - there can be too much of a good thing.

You are lucky then. Here in our area, we have a few competing convenience stores. Sheetz, Speedway, and Get n Go are within a few miles of each other. They all offer fast food, and they offer the rewards card, but I have only seen a carwash station at Sheetz. When I go home to Delaware, I aklways head to a Royal Farms store, but I seem to remember a Wawa.
