Shops are closing here due to high business rates and leases. Eventually some will come back as providers for on line pickups . It is always dog eats dog.

That's a problem all across the country. The larger box stores did not adapt to the changing shopping demands. In Louisville, the 3 biggest malls failed in many ways. 2 of them slowly began to let punk kids hang out, loud noise, bad language, and outright theft of customers items.
The Mall of America in Minneapolis used to be an actual attraction that I would stop at for a lunch break on my trips to Yellowstone. There are so many gangs in the mall. You don't feel safe, they claim the seating areas in the food courts and will demand payment to sit at one of their tables.
I no longer stop there with my groups...
