It sounds potentially just the kind of place I would love if younger. Wow! a 5acre place here with no apparent building potential would rate 20K an acre with out the buildings 

A bit different of course up North. When my Dad bought our 5 acre field it was £200.

As I said previously a bungalow in a village near here has been sold for £350K a good size garden so it will be knocked down and a house built.

Forest fires break my heart. That kids would be stupid enough to

ignite fireworks in a dry forest - with all the ads and PR that warn us all to be careful, is beyond me. My niece who lives in the Salem area posted on FB that some idiots had started a fire - didn't know it was along the gorge. Your prospective home site sounds like a wonderful setting - I love the outdoors in Colorado & the west. When I lived in Seattle there was a big industry of factory-built houses they can set up on your foundation - at the time they cost about 1/3 of a site-built place and once assembled they were as durable. Wishing you every good bit of luck whether or not you decide to relocate.

You always have the most interesting ideas.  I still remember when you stayed on a "whale island".  I have three grandsons that live in Seattle.  I can't even imagine all that fire around there, or that another fire could jump the Columbia River.
